Manoj Bajpayee Sells Mahalaxmi Apartment for ₹9 Crore

Renowned actor Manoj Bajpayee, alongside his wife Shabana Raza Bajpayee, has sold their luxurious apartment in Mumbai’s upscale Mahalaxmi area for ₹9 crore. The couple initially purchased this property in 2013 for ₹6.40 crore in the Minerva Residential Tower, a project developed by Lokhandwala Kataria Construction.

The apartment, located on the 47th floor of the tower, spans a carpet area of 1,247 square feet (116 square meters) and includes two car parking spaces totaling 240 square feet (22 square meters). The transaction was accompanied by a stamp duty payment of ₹54 lakh, officially registered on August 16.

Documents reviewed by real estate platforms Square Yards and IndexTap.com confirm the sale. The buyers have been identified as Praveen Jhaji and Saloni Jhaji.

In addition to his real estate dealings, Bajpayee has been active in commercial real estate investments. Last year, he invested ₹32 crore in four office spaces in Oshiwara, a western suburb of Mumbai.

The Minerva Residential Tower, one of Mumbai’s tallest buildings, has faced controversies regarding delays in possession for buyers. Maharashtra Real Estate Regulatory Authority (MahaRERA) had instructed developers to compensate homebuyers for delays. Although the developers had requested and received an extension from MahaRERA until December 2024 for the project’s registration, they now claim the project is complete, following the issuance of the Part-Occupation Certificate at the beginning of 2023.
